In the Highly competitive real estate market in the Dallas Metroplex it is extremely important to have a strong marketing strategy. We provide our Sellers with an aggressive and comprehensive written plan along with a well-thought implementation of the plan.
Our Marketing Plan is designed to utilize a variety of methods to inform REALTORS® about your home and attract BUYERS to your home.
We know what traditional methods are still highly effective, and we constantly search for new marketing ideas and trends to implement the best means possible to achieve your real estate goals. During the listing, if necessary, we may add additional items not already promised, and we always try to creatively promote the home in every way possible. And, we are always open to requests and suggestions by our sellers.
Our Marketing Plan uses a designed "shotgun" approach to promote your home. We use several avenues to both target the top producing agents in your area as well as hit the broader group that may sell fewer homes but might still have a buyer for your home. To attract buyers we use a wide range of several types of media as well as other avenues to get the word out.
Since the latest study from the National Association of REALTORS® indicates that as buyers search for homes, 84% of them use an agent in their search and 84% of them use the internet in their search, these two sources of buyers can not be ignored. Other avenues such as signs in yards, print media, builders and friends are used much less. In recent years, in fact, the internet has risen to the top as the preferred method - along with agents - that buyers use to find homes to consider. For this reason, our Marketing Plan is heavily directed toward informing realtors and the use of the internet in numerous ways.
While the items in our Marketing Plan are the same for all homes that we list at the same negotiated Professional Service Fee, we tailor each marketing piece individually to fit each property. And, because in some instances, some homes warrant something even more specialized due to the uniqueness of the home, incentives offered or other factors, we will create equal but different marketing strategies.
